What do I need to get started?
To get started in connecting to Airbnb, please make sure you have an Airbnb account. You don’t need to build out any listing information yet.

How does Airbnb pay me?
When a guest makes a reservation for your property through Airbnb, they pay Airbnb. Airbnb then pays you the room charges less the commissions and the taxes, if applicable. This money will be delivered to your preferred Payout Method 24 hours after the guest checks in.

How do I set up my Payout method?
To set up your Payout information go to www.airbnb.com > Account > Payout Preferences > Add a Payout Method.

 

What if I have multiple Airbnb Accounts and/or need Airbnb to payout to different bank accounts for each of my properties?

innRoad connects to Airbnb accounts on a one to one basis - one innRoad client account will connect to one Airbnb account. If you use separate Airbnb accounts for each of your properties, or if you need Airbnb to payout to different bank accounts for each property, these would need to be set up as separate clients within innRoad to maintain the separate Airbnb accounts. 

 

What if I own multiple properties at different addresses/locations, but only use one Airbnb Account for them all?

Address and location information, including GPS coordinates, are listed in innRoad under Setup > Room Classes. That means your setup can be 1 property with multiple room classes, representing different listings. This can help to optimize report data and your setup.


What information do I need to fill in on the room class page?
If you intend to distribute a room class to Airbnb, be sure to toggle this on. Once doing so, the required fields will appear in red. These fields are: Listing Name, Listing Summary, Property Type Group, Property Type, Listing Price, 5 amenities, 7 photos, and a justification if children and/or infants are not allowed.

What is a listing price?
Your listing price is essentially an advertisement of the rate your guests can expect to pay. This rate is not bookable, and your rates from innRoad will supersede the listing price. The listing price will only show in cases when your listing is not available for specific dates or number of guests combinations.


My rates change throughout the year. What should I make my listing price?
With our Airbnb connection, changes to your room class page will be published in real-time. If you want to update your listing price when your rates change, all you need to do is go to Setup > Room Classes > click on each Room Class > update Listing Price > click Publish.

How do I find my property on Airbnb?
Once your listings are published, if you go to Setup > Room Classes > click on Room Class > click Listing ID, this will take you directly to your listing on Airbnb’s website.

How do I know if Airbnb is covering my taxes?
Please visit here to see which, if any, taxes are being included in the guest’s charges from Airbnb. If you see a tax listed on this site, Airbnb will cover them. If one or more of your taxes are not listed on this site, Airbnb will not cover them. These taxes will need to be paid upon arrival. We recommend doing some research to make sure that you understand and comply with Airbnb’s handling of your taxes.

How do I tell my guests about the tax they have to pay upon arrival?
We recommend adding this to the “Notes” of your listing on the innRoad Room Class Page. Something like, “Please note: upon arrival, guests will be required to pay an x% tax.”

 

How do I make sure Airbnb is displaying the correct times for Check-in/Check-Out?

Check-in/Check-out time does not sync from innRoad, and must be set on Airbnb directly. For information on how to do so, see this guide.

How many listings can I have?
There is no limit to the number of listings that you can have. Each room class is its own listing on Airbnb.

How many photos can I have?
There is no limit to the number of photos that you can have. However, Airbnb will require a minimum of 7 photos, 3 of which must be a minimum size of 800x500 pixels.

I have multiple Airbnb accounts. Can I link these to separate listings?
We can only configure your innRoad system to one Airbnb account. If you have multiple Airbnb accounts, we’d recommend moving forward with the one that has the highest ratings.

Can I have different listings be paid out differently?
Yes. You can set up your Airbnb account to allocate funds from certain listings to different Payout methods. To do this go to Account > Payout Preferences > Add a Payout Method.

Can I change my rates for Airbnb only?
Yes. Your Airbnb rate is a derived rate plan. If you’d like to make overrides to this, simply override your Rack Rate. If you’d like to change the offset amount for this derived rate, go to Inventory > Rates > Airbnb Rate > change Offset Amount (keep in mind if the % is not ticked, it will be in dollars).

Will my rules sync to Airbnb?
Yes. Any changes that you make to your rules in innRoad will be synced to Airbnb.

Why do I need a justification for no children/infants?
This is a requirement of Airbnb. If you feel your property may not suitable for children, please ensure that these toggles are off and that you include a justification.

Will I still get my messages from Airbnb?
Yes. These can be managed through Airbnb’s website or the Airbnb app.

Will I ever receive Requests to Book?
Since we are integrating your listings, they will all be configured for ‘Instant Book.’ However, there are certain scenarios (for example, same day bookings) that may trigger the ‘Request to Book’ process. You will receive an email at the address associated to your Airbnb account and you will have the option of approving it. If you click ‘Approve,’ the reservation will be created and appear in innCenter just as it would have if the reservation were booked instantly.

Why would I map to existing listings vs. creating new listings on my Airbnb account?
If you have reviews that you’d like to keep on some of your existing listings, we can map over to them for you to keep these reviews. Please keep in mind that we will still overwrite all of the listing information. If your Airbnb account was brand new, we can just submit all of your room classes as new listings.

 

Can guests "add on" a pet when making a reservation through Airbnb so the fee automatically gets added to their folio in innRoad?

At this time, Airbnb is unable to offer this feature. Your pet fee can be managed in the following ways:

  1. Add in the Airbnb description that $X Pet fee applies, and apply to the guest reservation folio manually
  2. Add a deposit under Setup > Room Classes (if there is not one there already), which they denote in their listing information as for a pet fee, which they keep only if there is a pet and/or damages from said pet(s).
