Airbnb Tax Information

Some facts:

  1. Depending on where a property is located, Airbnb might collect some or all of the taxes that a property calculates for their room charges.
  2. If Airbnb collects it, then that means the property does not have to collect it.
  3. If the property does not collect it, then that means that it shouldn’t calculate in innRoad.
  4. To achieve this, during the Airbnb setup we associate the “Airbnb Corporate Account” to the Do Not Apply section of ANY tax that Airbnb collects.

UPDATE: Airbnb has recently added the ability to 'Add' taxes to a listing. This will allow you to have Airbnb collect the tax they previously would require the property to collect. Airbnb will collect this tax as part of the guest's payment, and will then pass these funds to you, to remit to the government. For information on how to set this up, see This Article.

 
If Airbnb collects NONE of the taxes, what needs to happen?
- innRoad will make NO updates to the taxes in the system
- The property will need to collect ALL the taxes either at check in or in Airbnb’s Resolution Center (for more information, click here).
*Please note that Airbnb does not send any credit card information to innRoad or the property
- All room charges will be in the secondary folio (Airbnb Corporate Account Folio) of any Airbnb reservation
- The guest folio will have all taxes listed within Room Charges of $0.00 (if you click on the description of the line item you will see the tax break down there)


If Airbnb collects SOME of the taxes, what needs to happen?
- innRoad will associate the “Airbnb Corporate Account” to the Do Not Apply section of ANY tax that Airbnb collects.
- The property will need to collect the remaining taxes either at check in or in Airbnb’s Resolution Center (for more information, click here).
*Please note that Airbnb does not send any credit card information to innRoad or the property
- All room charges will be in the secondary folio (Airbnb Corporate Account Folio) of any Airbnb reservation
- The guest folio will have remaining taxes listed within Room Charges of $0.00 (if you click on the description of the line item you will see the tax break down there)


If Airbnb collects ALL of the taxes, what needs to happen?
- innRoad will associate the “Airbnb Corporate Account” to the Do Not Apply section of ALL taxes that Airbnb collects.
- The property will collect NONE of the taxes for any Airbnb reservations
- All room charges will be in the secondary folio (Airbnb Corporate Account Folio) of any Airbnb reservation
- The guest folio will have only $0.00 Room Charges (if you click on the description of the line item you will see that no taxes are listed)
