If a property has Occupancy-based Rates (OBR) and Percent Fees that apply to room charges, guests will see a small “Property Fee” in addition to OBR. The issue is that Vrbo does not see OBR as a room charge, but innCenter does see OBR as a room charge. A percent fee that applies to room charges for a reservation that contains OBR will always be calculated a little differently between Vrbo and innRoad.
- As a result, we apply an “OBR Adjustment Flat Fee” to reservations received through Vrbo if the room class has both OBR and a percent fee. This ensures that the guest pays the same amount that the innRoad hotel expects to receive.
- It will be a small amount relative to the reservation, and it will always be labeled as a generic “Property Fee,” as all fees are currently labeled on Vrbo.

- As a result, we create an OBR Adjustment Flat Fee that applies to these situations. It will comes across as a “Property Fee” on Vrbo.
